What To Expect During A Renovation

Living through a home renovation can certainly be frustrating as your usual way of living is impacted by not being able to use your space as you normally would. Having clear expectations and a plan with your designer / renovator is a must.

In any remodeling project, important steps need occur in succession and can therefore be upset by an unexpected factor.  Even with a good plan in place, sometimes there are unexpected circumstances that are revealed during a renovation that need to be addressed such as an electrical panel upgrade, removal of vermiculite, mold remediation, damaged subfloor or framing, etc. Issues like this cannot be realized until walls are opened.  Also, the homeowner may request a change or an addition to the plan during the renovation.  A renovation timeline can also be impacted by external influences like a sick tradesperson, or a shipping strike or delay in product delivery because of weather or road closures near your home. As annoying as these occurrences are, they will certainly extend the timeline of a project.

A typical kitchen renovation can take from one month to one year, depending on the size of the room and scope of the project.  A major kitchen renovation may involve changes in plumbing, HVAC ducting, electrial, new cabinets, and structural changes and carpentry.  Realistically, a major renovation timeline is 5 months to 12 months, and includes the design time, ordering product, scheduling tradespeople, demo, install, and finishing the final touches.  This also includes the final “punch list” items like adjusting a cabinet door, installing a piece of trim, painting a bulk head, or adding a silicone strip.  Usually in a major kitchen reno, you may have a non-functional kitchen for 3 or more weeks (demo of cabinets to install of countertops, sink & appliance install).
